When it comes to letting a property, Ryan Estate Agents can offer every service you could possibly need, from finding the right tenant, to maintaining your property, to advising you on the current tenancy regulations. Our aim is to find the best tenants for your property and achieve the most favourable rent possible.

Our services include:

• Professional rental valuation
• Advice on any upgrades or maintenance that should be done to achieve maximum return
• Marketing property through media
• Handling applications and queries
• Showing of property
• Collecting references for potential tenants
• Collection of deposit and first month’s rent
• Preparation of lease, including inventory
• Finalise lease, ensuring that documents are signed and money is paid/direct debit for rent is set up, and hand over keys
• Prepare accounts and transfer money to landlord
• Register the property with RTB (this costs an additional €90)

Management Services

To give you complete peace of mind, Ryan Estate Agents also offers a full management service for rental properties. This service includes maintaining the property and ensuring the tenant is fulfilling the terms of their lease. Our services include:

• Quarterly inspections of the property and reports given to landlord
• Keyholding and emergency contact for tenant
• Collection of rent and transferring of monies minus fees to landlord’s account
• Repairs and services if/when they arise – if a problem has occurred in the property and requires fixing, we will contact you first
• Any maintenance work/refreshing between tenants
• Full inventory and property check at the end of the lease

Our founder John Ryan trained as a carpenter and worked extensively in property maintenance and retro-fitting of rental properties; this gives us a level of experience and know-how rarely found in an estate agent.
